INFORMATION
Gandy Communities is both a developer and a builder. Often Gandy will either entitle property and sell it to other builders, or entitle a project and sell it to another developer. Entitling a piece of property means that Gandy will work with land planners to design a community, complete due diligence items such as wetlands studies, soil tests, and surveys, and also work with the municipalities staff and elected officials to rezone the property, or obtain site plan approval. Below is a list of projects that Gandy has been heavily involved in.
A highlight of Gandy Communities
Oakhurst
- Oakhurst was designed and developed by Gandy Communities. It was our first community, and as it nears completion, one of our greatest accomplishments.
- It is a traditional neighborhood development integrating sidewalks, streetlamps, open parks, tree-lined streets and a town square in its master plan.
- The neighborhood encompasses 162 acres and approximately 670 homes, which include condominiums, townhomes and single family houses.
- The “town square” offers every day conveniences like a local coffee shop, restaurant, hair salon and dry cleaner, all within walking distance for residents. Summer evenings can be spent on the Village Green listening to outdoor concerts, or relaxing in the swimming pool across the way. Mixing residential and commercial properties has created a self-contained community where residents could live and work with a feeling of belonging.
- Gandy was also a builder in this community.
Oakvale (now known as “Olmsted”)
- Planned by Gandy Communities and sold to John Wieland Homes (now known as Olmsted). The approval process took about 3 years – approved in the spring of 2005.
- Original design included 415 single family homes on 420 acres
- Designed for upscale living, surrounded by all the comforts of natural, untouched spaces and pristine beauty
- 45% open space of woods and 17 acre natural lake (known locally as Ferrelltown Lake) preserved
Caldwell Station
- Caldwell Station is located on approximately 208 acres that straddles two jurisdictions, the Towns of Huntersville and Cornelius. The project was designed as a transit-oriented (compact, mixed-use, pedestrian friendly and infrastructure efficient) development surrounding the future transit stop for the North transit commuter rail line.
- Because of the transit nature of the project, it will have several residential types including apartments, townhomes and single family homes. The single family and townhomes are currently under construction by D.R. Horton. Two retail components, which will provide opportunities for neighborhood services, were also approved as part of the project. Both the commercial and apartment portion of the project will be developed as time nears for the transit line.
River Glen (now known as "Summers Walk")
- Planned and entitled by Gandy Communities and later sold to Forest City Development Group. The project is currently under development by Forest City.
- Designed as a traditional neighborhood development incorporating a variety of housing types – including townhomes and various size single family homes.
- Originally planned on 227 acres total, 48% open space preserved, and almost 900 single family homes and townhomes.
Eastfield Station (Coming Soon!)
- Eastfield Station has been designed as a high quality Transit Oriented Development located on the future Charlotte North Rail Commuter Line. The project has been designed as a pedestrian-friendly neighborhood with a variety of housing types including single family, townhomes, and condominiums/apartments.
- A village green is located at the future north rail station and includes 35,000 square feet of convenience retail around the village green. The retail has been designed to be located on the first floors with residential on the two floors above. The project includes a variety of pedestrian enhancements with streets lined with sidewalks and street trees, pedestrian mews and walking trails through out the neighborhood that connect to adjacent properties.
- The community will be located near the intersection of Hucks Road and Highway 115 in north Charlotte.
- In addition to the retail, it encompasses 975 residential homes to include a maximum of 350 condominiums/apartments, 250 townhomes, and 375 single family homes.
