Gandy Communities is a family owned residential developer and builder located in the Lake Norman area north of Charlotte, North Carolina. As both a developer and builder, we are actively seeking opportunities to buy either raw land or developed lots in high growth areas throughout our region. While we will evaluate all land and development opportunities, we do have some preferred criteria:

• Raw land of at least 60 acres or more, dependent upon location (urban infill areas or projects more suitable as multifamily may be less acreage)
  
  
• Single family developed lots with a minimum of 75 lots (also dependent upon location)
  
  
• Townhome and patio home developed lots in mixed-use projects
  
  
• Lot positions in master planned communities, particularly in traditional neighborhood developments (TND)
  

In buying raw land, we will work to achieve all entitlements prior to purchasing the property. Entitlements include preliminary due diligence such as surveys, wetland delineation, soil testing, environmental reports, and market studies. It also includes land planning, which typically involves rezoning property or developing a subdivision plan. The land acquisition process can be time consuming, but we strive to keep the seller involved in the process and aware of what we are trying to accomplish, to the extent they want to be involved.

Having worked with many families over the past ten years, we understand that the decision to sell your property can be a difficult one and the process can be intimidating. We expect you’ll have questions about us, our process, our timeline, etc., and we’ll do what we can to answer these questions and make the selling process as easy possible.
